HQ building helps position Aldar as Abu Dhabi's leading commercial landlord



With the completion of the iconic HQ building, Aldar now operates a portfolio of commercial space totalling 190,000sqm in Abu Dhabi

Aldar, Abu Dhabi's leading property development, management and investment company, is rapidly developing a reputation as a commercial landlord that sets new standards for Abu Dhabi. With the completion of its iconic HQ building, Aldar‘s contribution to Abu Dhabi's international standard commercial space offering has almost doubled, risingto 190,000sqm.

As a commercial landlord, Aldar has the expertise that comes from having delivered tailored environments and leasing support to a number of leading tenants over the past three years. Its list of prestigious tenants includes the Executive Affairs Authority, Mubadala Development Company, the Abu Dhabi Urban Planning Council and the Environment Agency amongst others. Aldar's in-house experts deal with all aspects of the front-end and back-end, providing a supportive service to tenants throughout the entire leasing, fit out and move in process.

Each office building is currently owned, leased and managed by Aldar. From the tenant perspective, the advantages of occupying a single landlord building are considerable. They benefit from, among other things, a strengthened position from co-ordinated management, with a single point of contact for issues arising, and better management of the common parts, signage, services and other tenants.

Day-to-day management of the Aldar portfolio is delivered by John Buck International, a joint-venture between Mubadala and leading commercial real estate company John Buck International, which also manages twofour54, Zayed University and the Sorbonne University in Abu Dhabi.

There are a number of commercial leasing opportunities available within Aldar's commercial portfolio in Abu Dhabi.

HQ
Aldar's flagship HQ building is the latest addition to a world-class portfolio of commercial properties providing tenants with a premium quality office environment at the gateway to Abu Dhabi.

With an International Grade A specification, HQ offers open-plan office space with expansive column free areas, which can accommodate a variety of fit out options.

Advanced negotiations are being concluded on a substantial proportion of the 23-floor building. Tenants are expected to be in occupation after the summer. Aldar itself will also relocate into HQ.

Located at the gateway of Abu Dhabi, HQ offers tenants a platform for regional growth and is well positioned to service multiple markets. Situated within minutes of Abu Dhabi International Airport - Dubai, Jebel Ali, and Al Ain are all within an hour's travel time while Abu Dhabi Island is only 20mins away.

Access arrangements to HQ from the Abu Dhabi-Dubai highway were completed in June with the opening of the two main intersections allowing easy access in both directions.

HQ is the first of many other planned developments at Al Dana, the Central Business District of Al Raha Beach. A key part of the Abu Dhabi 2030 Plan, Al Raha Beach is perfectly located for accessing the traditional CBD on Island as well as future locations such as the Capital District.

Aldar is offering a range of integrated tenant services and there will be a comprehensive range of facilities that include a gym, numerous food and beverage outlets, convenience stores and restaurants.

Baniyas Towers
Completed in October 2009, Baniyas Towers A and B combine modern architectural design with a stylish, flexible interior. A reflection on the quality of the development, the majority of the development was pre-leased prior to completion, with tenants including Mubadala Healthcare and Abu Dhabi Tawteen Council. Today, both buildings are leased in their entirety.

The development benefits from one of the highest car parking ratios the city. Aldar developed the project after inheriting it as a six-storey concrete frame. The completed 11-floor buildings include a number of design enhancements including the addition of 5 floors plus 6 additional elevators to improve vertical transportation and have been finished to a high quality Category A specification.Tenants can be guaranteed a commercial space that is designed with occupier efficiency and international standards in mind.

Al Mamoura
The Al Mamoura development comprises two state of the art commercial buildings in the Al Muroor district of Abu Dhabi. Al Mamoura reflects the first model for the Grade-A international standard buildings that are being developed in Abu Dhabi with corporate occupiers in mind.

The complex, which is fully occupied, was built by Aldar as a bespoke headquarters facility for Mubadala Development Company, and the Environment Agency, Abu Dhabi (EAAD), and has been fully leased to a variety of other Abu Dhabi Government agencies and international corporations.

Building A offers an expansive 46,000 m2 of space with large open floors on each level allowing for the space to be subdivided into customized tenanted areas. The main lobby provides visitors with a spectacular, light-filled atrium, which acts as a truly breathtaking and unique amenity for tenants in the building.

Opened in 2009, Al Mamoura B offers approximately 23,000 m2 of lettable offices on Mezzanine to 12th floors above a retail ground floor – that hosts Jones the Grocer and Esquires coffee shop.

Each floor has an easily divisible grid and is provided with full access raised floors and can be customizable to suit occupiers' own office layouts.

Occupiers of both buildings benefit from an impressive 150-seat auditorium, an on-site café with private dining room, travel agency services and an ATM. There isextensive car parking and 24-hour on-site management and security.

Trust Tower
Trust Tower will offer 59-levels, 72,000m2 of flexible office space at the heart of Abu Dhabi upon its scheduled completion at the beginning of 2012. Construction is proceeding on schedule, with the building's roof to be completed during summer 2010. Trust Towerwill be the tallest dedicated Grade A office building in Abu Dhabi at a height of 278m.

The building was designed by leading British architect Sir Norman Foster and features a number of unique features that fit the needs of demanding international corporations. These include an ‘intelligent' façade that controls light and levels of solar gain into the building for cooling purposes; a state-of-the-art vertical transportation system with three double-deck, destination controlled, tiered lift banks providing high-speed access for large numbers of workers to all levels of the building; and flexibility in ceiling design that enables tenants to customise office space design between floors. Aldar will open its on-site lettings office in autumn 2010.

Trust Tower is also capable of supporting high occupational densities of 1 person per 10 sqm of lettable area, making it one of the most efficient buildings in Abu Dhabi.
